HS&A is providing Project Management services on the Seaholm Power Plant Redevelopment Project. The Seaholm Power Plant is located near the shores of Town Lake, in downtown Austin, Texas. The power plant and surrounding structures were constructed for the City of Austin in 1954 but have been out of operation for several years.

HS&A is coordinating the efforts and interests of both the City of Austin and the development team. The development package includes the renovation of the historic Seaholm Power Plant, new construction of a high-rise hotel/condominium, and a new office building. In order to maximize the site's relatively small acreage, existing underground utilities, will be relocated.

The historic features of the Seaholm Power Plant will be preserved through a design review process involving the Texas Historical Commission. The interior of the power plant will be renovated to provide office and retail space. The renovated Seaholm Power Plant building will also provide public space for live music venues, which could possibly include South by Southwest and the Austin City Limits Music Festival. The new hotel/condominium structure will sit atop an elevated parking garage, which will contain the hotel lobby and some retail space on the ground level. The hotel/condominium will have an amenities level with pool and other outdoor gathering spaces overlooking Town Lake. The new office building will have underground parking and some first level retail space.

The design of the new buildings and site improvements will emulate the industrial features of the Seaholm Power Plant. A new plaza with water features and gathering spaces will connect the three individual buildings.

Design of the project is scheduled to begin in late 2006 with construction to begin in the first quarter of 2007.
